- Full basement finishes run several weeks. We'll give you a window after the site visit.
- A legal secondary suite has extra requirements (egress, fire separation, ceiling height). We'll walk you through them.
Questions we get
My basement leaks. Can you still finish it?
Yes, once the leak is fixed. We do that first, and we won't close walls over a wet one.
Can you add a bathroom?
Yes. Our plumber handles the rough-in, including where a new drain needs to be cut in.
Do you do rental suites?
Yes. Tell us at the estimate and we'll plan the layout around the code requirements.
About our basement finishing
Half the basements we finish started as a water problem. We open the walls, fix the source, add membrane and seal it, then frame, insulate, drywall and finish. If you want a bedroom, a bathroom, a laundry room or a rental suite down there, we plan for it from the first day so you're not paying to open walls twice.

Deposit locks your start date. Esan is on site every day, the house is left clean, and you sign off at the final walkthrough.
